Property Monitor is a core feature in MMI designed to alert loan officers when a property they previously originated a loan on is listed for sale. This helps you reconnect with past clients or uncover new opportunities tied to familiar properties. With access to listing alerts and property insights, Property Monitor supports timely outreach and retention efforts across your book of business.
To get started using Property Monitor:
-
Navigate to your sidebar and click the "Property" dropdown and then on "Property Monitor." This feature is available to users with a valid NMLS ID and loan production history.
- "Property Watch" allows manual entry of properties you'd like to monitor. This is useful when you're in conversation with a client who may sell in the future or if you know about a property that’s worth tracking. Once a property is added and standardized in the system, you’ll receive alerts when it’s listed.
-
Under “NMLS Watch,” view the list of addresses from your closed transactions that MMI is tracking. These addresses are pulled in automatically, allowing you to receive email alerts when those properties are listed for sale. This helps you passively monitor your book of business without needing to manually enter data. This may include properties dating back as far as five years.
-
The “Recent Matches” section displays properties from your past transactions that have recently been listed for sale. "NMLS Matches" automatically displays key listing details—such as address, city, listing date, and agent.

Manually configured entries appears under "Property Watch Matches." This tab allows you to go back and review past alerts, ensuring no opportunity is missed. - MMI will send an email alert when a match is found. This includes the property’s listing agent, current owner, and mortgage details. If the owner is different from your past client, there may still be an opportunity to work with the new seller.

If a past client has moved, this is where you can add their new address directly in the platform to continue receiving alerts if they list again in the future. After filling out the necessary fields and clicking "Add to Monitoring," the address will appear under "Property Watch" and you will begin to receive the corresponding alerts.
By actively monitoring listings tied to your past transactions, Property Monitor helps you stay top of mind and capture repeat business. Whether it’s a former client re-entering the market or a new seller moving into a tracked property, you’ll be notified at the right time to make contact and strengthen your pipeline.
