Pathways Welcome Emails allow you to send white-labeled communications to past borrowers that introduce them to their personalized Property Page. These one-time emails are designed to re-engage your clients by showcasing their home's equity insights, interactive tools, and your ongoing value as their mortgage professional. Before sending any Welcome Emails, the system automatically validates that required compliance elements like disclaimers and secondarily elements are properly configured.
Configuring Settings
Before individual loan officers can send Welcome Emails, admins must complete the following setup in the MMI Admin Center:

Set Up Disclaimers (Required)
Click on Admin Center and then Disclaimers. The system automatically detects federal and state licenses, but admins still need to configure Welcome Emails and Property Page Disclaimers.
There are two types of disclaimers to choose from, Standard and Custom. As mentioned on the page, the Standard disclaimer automatically includes compliance elements and specific variable listed in brackets; if found, the system will include this elements automatically. The Standard disclaimer is set automatically and when set it mandates the disclaimer across the organization.
Custom provides more flexibility in creation and format; it also provides an option to give disclaimer control to individual LOs.To create a Custom disclaimer, first, select the type, email or page. Then copy and paste your disclaimer in the Disclaimer Body or expand the Variable List to allow Pathways to pull in the values via merge tags.
Make sure to click the Save button at the bottom before closing out the window. You can use the same disclaimer for Welcome Emails and Property Pages or create separate ones.
If "Allow Loan Officers to use custom disclaimers" is toggled on LOs can create and manage their disclaimers in their Account Settings > Pathways Home.
Note: Email disclaimers are required before sending Welcome Emails. Property Page disclaimers are recommended, but optional.

Upload Brand Elements (Recommended)
Next, click on the Branding tab and upload a company logo, fallback image, and select your company's primary color.
These elements will be prominently displayed on both Welcome Emails and Property Pages.

Configure Pathways Settings (Recommended)
Lastly, click on the Pathways Home tab to establish your Property Page CTAs (i.e. where you want borrowers to go when the click on the links present on the pages).
Simply copy and paste the links in the appropriate https:// format and click save. Admins also have the ability to allow team members to override their contact method when it comes to CTAs directly in their User Profile. This will allow them to include their specific application link, etc. Learn more in the section below.
User Profile Setup
Loan officers and admins who plan to send digest should also complete individual setup in their User Profile.

Upload Profile Image (Recommended)
Click on the Account Settings in the top right of your MMI dashboard.
Then click the camera icon to upload a profile image. This image will be visible in email Digest communications and on the Property Pages.

Verify Contact Information & Establish CTAs
Further down in the User Profile are the Pathways Home settings. This is where the admin or team member can establish their contact info. for Pathways (i.e. if the borrower wants to connect to the LO, where can they reach them). In addition, if an admin has allowed team members permission to add their own CTAs they will be able to add the web addresses into the appropriate fields.
Note: if an admin has not approved this permission, these fields will be locked.
How to Send a Welcome Email

Once the disclaimers and secondary elements have been established, an admin or team member can go to Mortgages > My Mortgages > My Properties to view Property Pages and Send Welcome Emails
Note: this page surfaces all of the users publicly available transaction data.

Locate the borrower you want to re-engage and click on either Send Welcome or Send Test (mail icon).
For both options, the system will check to ensure that the organization admin has set a company disclaimer. If no disclaimer is set neither the admin nor any team members in the organization will be able to send digests; the feature will be grayed out.Next, the system will check to ensure that secondary elements like a user profile image, company logo, and Property Page CTAs are configured. Though you can send a digest without these elements, it's recommended that the admin and/or user configure these pieces so that the Welcome Emails and connected Property Page are properly branded and functional.
- The Send Test feature allows you to preview digest emails before sending them to borrowers. Send test versions to your own email, team members, or compliance reviewers to verify formatting and content accuracy. Unlike regular Welcome Email sends, you can send unlimited test emails without any restrictions.
- The Send Welcome feature allows you to send one email to the borrower associated with that transaction. Once the digest is sent, the page will automatically refresh and the button will now say Welcome Sent. This provides a visual indicator to let you know that the borrower has been reengaged, and also prevents you from inadvertently sending the same digest twice.
Digest Preview & Breakdown
The single email positions you as the source of ongoing value and guidance, encouraging borrowers to explore their Property Page where they can access equity insights, refinance calculators, and home search tools.
The Welcome Email includes:
- Your company logo and brand colors
- Professional introduction to their Property Page
- Clear call-to-action to view their personalized dashboard
- Your contact information and NMLS details
- Required compliance disclaimers
The email header features your brand logo, colors, and profile photo so borrowers immediately recognize it's from you. The main call-to-action button directs them to their Property Page."
The body of the email, pictured below, includes an introduction to their Property Page and the additional tools they will have access to once they visit the page.
The email footer includes your contact information and reinforces your role as their long-term mortgage partner. A second call-to-action button links to their Property Page, followed by the required company disclaimer.

Bonzo and MMI users with Pathways Home access can now leverage the power of dynamic Property Pages directly within their Bonzo campaigns. Frequently Asked Questions (FAQ)
Q: How many Welcome Emails can I send to each borrower?
A: You can send one Welcome Email per borrower. The system prevents duplicate sends by updating the button status after the initial email is delivered. However, prior to sending, you can utilize the "Send Test" feature to send to send the email to yourself or a colleague to see how it actually appears in an email client. You can send as many test emails as you like without restrictions.
Note: with the Bonzo integration, you can send additional automated communication that includes Pathway's Property Pages (see above).
Q: What happens if I don't have a disclaimer configured?
A: The system will automatically check for required disclaimers before allowing you to send a Welcome Email. If disclaimers aren't properly configured, you won't be able to send Welcome Emails and will need to contact your company admin.
Q: Can I customize the email content or subject line?
A: Currently, the Welcome Email content and subject line are standardized. The customization comes through your branding (logo, colors, profile photo) and contact information that appear throughout the email. To send monthly customized emails, please see the "Monthly Automated Communication" section listed above.
Q: What if I don't have the borrower's email address?
A: When sending a digest, the system will prompt you to add or confirm the email address. You'll need a valid email to complete the send process. This can be manually added OR you can utilize the enrichment tool. For more info. on enrichment, please see the "Monthly Automated Communication" section listed above.
Q: Will borrowers know this email came from a software platform?
A: The email will come from MMI and the subject line will be "Property Page." The email is fully white-labeled with your branding and appears. The only other mention of the platform is a small copyright notice at the bottom.
Q: Can I track if borrowers opened the email or clicked the Property Page link?
A: Basic engagement tracking is planned for a future release.
Q: What should I do if a borrower replies to the digest email?
A: The send email is a no-reply address from MMI and the response will be bounced back to the borrower.
Q: Can individual loan officers override company branding or disclaimers?
A: Only if your admin has enabled override permissions. Currently, most customization is controlled at the company level through the Admin Center.
Pathways Home Welcome Emails give loan officers a practical way to reconnect with past borrowers while delivering personalized property insights. The white-labeled approach ensures borrowers recognize communications as coming from you, strengthening your position as their trusted mortgage advisor.
