How to Access and Use Chat MMI
Log into MMI
Start by signing into your existing MMI account. If you have access to MMI, Chat MMI is included at no additional cost.Open Chat MMI
Once inside the MMI platform, locate and click on the “Chat MMI” option in your main navigation bar under "MMI Tools."
This will launch the enhanced chat interface with our new welcome screen, designed for improved user experience and easier navigation.
Navigating the Welcome Screen
Select a Topic
Upon opening, you'll see a list of suggested topics like "Lenders & Loan Officer Insights," "Finding Mortgage Opportunities," "Real Estate Agent Insights," or "Mortgage Retention Insights." You can now either choose a topic first or simply start typing your question directly. The system will automatically determine which topic best fits your question and suggest switching if needed.Click your initials in lower left to expand your user profile and choose your color scheme for ChatMMI. The tool will save your preference for future login.

Click on the top left panel to manage your saved conversations.
Chat MMI now saves your complete conversation history, similar to ChatGPT. The AI automatically generates descriptive titles for your conversations, and all subsequent messages auto-save. You can:
Access conversation history: Return to previous chats and continue where you left offShare conversations: Generate shareable links to collaborate with other MMI users
Replay queries: Use the "Run Again" feature to re-execute your last query with updated data

Ask a Question in Plain Language
Chat MMI understands natural language and now offers multiple ways to input your questions:
Type directly: Simply start typing your question in the message boxUse dictation: Click the microphone icon for speech-to-text input
Browse suggested questions: Try one of the recommended questions for your selected topic
Explore data dictionaries: Use the default suggested question to view a topic's complete data dictionary

When you include addresses in your questions, the system automatically detects and standardizes them for better data matching, and can display street view images.

Chat MMI now provides improved conversation continuity and better handles follow-up questions. The system remembers the full context of your conversation and can better interpret cryptic follow-ups that relate to previous questions. After it provides results, you can continue the conversation naturally:"How many of my past clients have cash-out refinance opportunities?"
"Show me loan officers who originated their first loan in the past 45 days"
"What is my wallet share with [Lender Name]?"
Topic Smart Switching: If you ask a question that doesn't match your current topic (like asking about mortgage retention while in the Real Estate Agents section), Chat MMI will automatically suggest switching topics and continue your conversation seamlessly.

You'll receive data visualizations, tables, and summaries through our new Task Engine system, which can now render:Traditional data tables and charts

The system clearly explains its process and applied filters, ensuring you understand the source of all insights.

Take Action
When results include tables or lists of prospects, you can take action by copying the list or exporting it to CSV for CRM upload.
When queries return Loan Officer NMLS IDs, you can push the LO directly into your connected CRM.
Please note: for CRM integration, you must have your webhook connected in Data Center.
Chat MMI now allows you to collaborate seamlessly with other MMI users through conversation sharing.
When you find valuable insights or want to collaborate on analysis, you can generate a shareable link that will load your entire conversation directly into another MMI user's Chat MMI interface. -
Get Additional Help
Beyond data queries, Chat MMI can now handle basic FAQ questions about MMI products and features. Simply ask general questions about the platform, and the system will provide helpful responses.
Provide FeedbackAt the bottom of each response, you'll see an option to mark the answer as helpful or not. This feedback helps improve Chat MMI over time.

That said, like all AI tools, Chat MMI is built on a language model, which means it can occasionally misinterpret your question or return results that don’t fully align with your intent. The system is constantly learning and improving, but it's still important to review the results carefully, especially before taking action on them.
If something doesn’t look right, try rephrasing your question for clarity. You can also mark responses as “helpful” or “not helpful” to help improve future results.
Can I push agent data directly into my CRM like I can with loan officers?
Right now, Chat MMI supports pushing loan officer data directly into your CRM (including Bonzo) through our integrated push system. Agent data push is coming soon! Our team is actively working on making this available.
Is my data safe and private?
Yes. Chat MMI is grounded in MMI’s secure, enterprise-level data systems. While mortgage data is largely public record, your interaction with the tool is personalized and secure within your account.
Will more features be added in the future?
