The Add Transaction tool allows you to correct or manually add transactions that haven't yet appeared in public records yet.
How to Add and/or Correct Transactions
- Navigate to the "Workspace" > "My Mortgages" > "Transactions" to get started.
Note: depending on your permissions, you may not see the "My Properties" tab or the "P" Pathways icon, but you will still have access to the "Add a Transaction" button. To learn more about Pathways home and gain access, click on the link below.
Pathways Home: General Overview
- Check the "Status" column to see the transaction source: "Public" for transactions from public records, or "Manual" for transactions you've added or corrected.
- To edit or add a transaction you can click on the pencil icon next to the transaction date OR click on the button in the top right of the page to search for an existing transaction or create a new one.
Edit a Transaction: Click the pencil icon to edit a transaction with incorrect information (for example, if the Transaction Type shows "Refinance" instead of "Purchase" or the loan amount is wrong). The transaction details will auto-populate in the form. Make your corrections and click "Update Transaction." The table will refresh, the status will change to "Manual," and you should see the changes right away.
Add a Transaction: Click the blue button in the top right to search for a transaction address. If it finds an existing transaction, you will be able to click and update. If not found, you will be able to create the transaction (more below). Once created, the table will refresh, the status will change to "Manual," and you should see the changes right away.
-
Click "Add a Transaction" to search for a transaction address or create a transaction. If you locate a transaction from the search field, click the select button to make necessary updates.
If you don't see it in the list or the search doesn't return any results, click "Create." The form is split into Primary and Secondary Information fields. The required fields are starred and must be included to add a Transaction.Required Fields:
- Street Address
- City
- State
- Zip Code
- Closing Date
Expand the Secondary Information tab to add optional transaction details. While not required, completing these fields provides a more comprehensive transaction record.
- View the transaction in your Transaction History by searching your name in Mortgage > Loan Officers > Transaction History. You will see your manually corrected or added transactions here.
Note: manually corrected or added transactions will be visible to you only until they are verified at the county level. This process can take 30-90 days. Once they are publicly verified, they will be added to your overall production volume.
FAQ
Q: When will my manually-added transaction appear in my production volume calculations?
A: Manually-added transactions appear in your Transaction History immediately after submission with "Manual" status meaning they've been manually edited by you but have not been verified yet. They won't be included in your total production volume calculations or be searchable by recruiters until they're verified against official county records, which typically takes 30-90 days after closing. Once verified, the transaction will flow into all production calculations.
Q: Can I edit a transaction after I've submitted it?
A: Yes. Click the pencil icon next to any transaction associated with your NMLS ID to open the edit modal. You can update details like loan amount, recording date, or property address. Changes save immediately, but the transaction will remain "Manual" and unverified until matched to county records.
Q: How long should I wait before contacting support about an unverified transaction?
A: County recording processes typically take 30-90 days. If your transaction remains unverified after 120 days, contact support to investigate potential matching issues. Earlier follow-up may be warranted if you notice incorrect information in your submission that could prevent automatic matching.
